Shell Building Systems re-designed and
re-engineered this project from stick-frame construction
and adapted it to energy-efficient SIP's. We provided the complete panel package,
engineering detailing and calculations, all shop drawings, on-site Construction Management and full installation services, including foundation, framing, electrical and plumbing.
This project was completed successfully on budget and saved the owner 5
months of construction costs. The project survived Oakland's major
earthquake with no damage and no cracks...quite a benefit.

This project consisted of five (5) buildings, totaling 51,500 s/f. All electrical and plumbing chases were fabricated prior to installation. Electrical and plumbing were supplied by SBS.
The SIPs were fabricated to include all necessary framing lumber, reducing framing by 65%.
The panel wall heights were 24 feet and the interior second floors were tied structurally to the exterior walls with special Shell "connectors".

| Each apartment complex used the Shell SIP system for all exterior walls and roof.
Interior walls were prefabricated to reducing farming time by 70%
150 Windows and 65 door openings were precut and factory-framed to eliminate as much on-site labor as possible.

SBS and their
structural Engineer provided detail drawing to the City of Oakland and
received approval in 11 days!
This building survived the 1989
Oakland "quake' without any damage to any of the buildings and, there were
no cracks or defects after the quake even though the building across the
street was totally destroyed |

| The entire framing package was installed in 5 weeks vs. 18 weeks for conventional stick-framing. Conventional plumbing and wiring were completed in 70% less time than in conventional framing.

All five (5) buildings were "dried in" in less than three months, allowing the developer to begin marketing these units 8 months ahead of schedule!
Windows and doors were installed immediately upon erection of wall panels, which allowed the building to be "roughed-in" ahead of schedule.
Because the buildings were 'weather-tite," the rain did not damage any of the interior wall framing and allowed for fast installation of sheet rock. |

| This wall panel was 24 feet in height and was put in place in less than 15 minutes- totally insulated and fabricated off site. This typical wall panel helped to expedite this project months ahead of schedule.
Shell Building Systems provided all technical assistance, shop drawings and on-site installation. Shell has installed over 650,000 square feet of panels.

This 20 foot "blind fire wall" section was constructed by Shell and erected on site with all finish and waterproofing members attached to the panels so that upon erection, the building met or exceeded all Oakland fire codes.
This entire 90 foot long wall was installed in less than 2 hours from beginning to final nail-off!

| Over 51,000 s/f of panels were installed in this project.
The fabrication was done by Shell so that all panels arrived ready to place and frame.
SIP's do not require exterior weather-wrapping, another major savings.

All of the panels already had door and window openings framed in the panels, allowing the entire window and door package to be installed in four days with a crew of 4 – saving about 2 weeks of on-site labor and inconvenience.
By the time the roof panels were installed, four months had already been saved!

The exterior walls were plastered with a synthetic electrometric stucco which saved the owner about 18% over conventional stucco finishes. It also prevented any cracking and discoloration due to its strong elasticity and endurance.
The completed project began renting 7 months prior to the original work schedule..
